Keyholding

We understand the importance of piece of mind when you are not at your property throughout the year.  For clients who do not want property checks every 2 weeks, or rent their property out, we offer a service where we can just hold your key.  We will securely store one set (or more) of your property keys.  This option gives you the security of knowing that you can get your property checked, as and when you require it on request.

 

We can also arrange for one of our team to be at the property to meet visitors or tradesmen. Waiting for tradesmen or deliveries our call out service is € 30,00 per visit plus € 10,00 a hour, which will be charged after the first 30 minutes.

 

Annual fee: 120 Euros (21% IVA included)

Management

In addition to key holding, we can also provide full property management.  We will check your property every 2 weeks when vacant.  This is what to expect from this service: -

 

-   Holding of (at least) 2 sets of your property keys. One set for our own use, and another one to give to your guests (if required)

 

-   2 weekly inspections of your property and extra check after heavy weather situations.

 

-   Open up persianas, open windows and air property.

 

-   Checking all appliances, flushing toilets, run taps.

 

-   Checking for damp, mould and water leaks.

 

-   Water plants inside and out (only on request).

 

-   Pest and vermin check with recommended actions if necessary.

​

-   Meet and greet service is available at an additional cost.

​

If there are any issues from the checks above, we will photograph and contact you immediately, and work with you to rectify these.

​

Management & Rentals

Have you been thinking about renting your property?  We can help you with this also.  We can provide you an "all in one service", where will we arrange all of this for you, so it takes all of the stress and worry away, and you can enjoy receiving a rental income.

 

We will provide a full management service as above, and also the following: -

​

-    Advertising on top holiday web sites (Holiday Lettings, Airbnb, Trip Advisor, HomeAway, Flipkey etc.).  We also advertise on our own website where we receive repeat bookings year on year from a large client base.  We will photograph you property free of charge, and work with you to maximise the rental rate and occupancy potential of your property.  For this service we charge 15% commission on all the bookings taken through us..

 

-    Your property will be completely managed for you.

-    You will have access to the availbility calendar, so you can see at a glance what bookings we have and what weeks are available.

​

-    For any rentals booked through us directly, a meet and greet service is provided to every guest at no extra charge to you,  We can also provide this service for any guests of yours, but this will be subject to a fee.

​

-   Cleaning charge is charged to the guest and not yourselves.

​

-    Registration of Your Property.  New regulations and laws have now come into place in Spain, in that all properties advertised for rental now have to be registered with the Tourism Office and Guardia Civil.  Los Alcazares Holiday Rental is a fully registered company, and will register your property under our registration scheme which will cover you for all rentals made through us.

​

With reference to the Guardia Civil, all paying guests over the age of 12 have to have a copy of their passport, and also form provided by the Guardia Civil completed and signed on arrival.  This all then needs to be scanned and submitted within 24 hours.  If this does not happen, and anything happens to the guest, you will be liable, not the Guardia.  Los Alcazares Holiday Rentals will provide you with this service for any rentals booked through us.  If you have any paying guests through yourselves, we will do this for you, but this will be subject to a 20 euros administration charge per stay plus iva (21%).
